8. The 4th professional….You may want an INSPECTOR for an inspection of your property as another contingency (new homes usually carry a 1-year warranty, though you may request an independent inspection as well). Attending the building inspection is a wonderful way for you to really learn all about your newest investment. If there are repairs that are suggested as a result of this, the ensuing negotiations will also become part of your contract contingencies. Failure to reach agreement on the mitigation of defects will allow you to cancel the contract.
9. You may want to purchase a home warranty. We will have already offered you information on this option.
10. The seller is required to provide a wood infestation inspection, and water/septic inspection where necessary….within 30 days of closing. Other inspections are the buyer’s responsibility and expense.
11. You’ll walk through your property approximately the day before closing to determine that it is in the agreed-upon condition.
12. We’ll accompany you to your final closing where your lender or closing company will conduct the transfer of property to you.
13. The keys become yours when the deed is recorded at the courthouse (usually later the same day that the last party closes). At that point your utilities and insurances etc should be functional in your name. It may take several hours for the recordation process to take place and you’ll receive your keys only after that is completed. |
